The part of this article that says that a house maintenance is more sporadic is true, but you are not giving out your money monthly as in a condo. So, give yourself that money and put it away as if you paid condo fees. Then when the maintenance needs to be done, like a roof, you have the money put aside to do that. No difference. I don’t like condos/apartments because of fire hazards. You are dependent on others not to burn down the buildings. (Sorry, had to mention this because of 2 home fires when young.) I would much rather be detached from others for this reason.
So if you are paying $500 each month in condo fees, and really the condos are in good shape, you are paying that much for lawn maintenance and a few other inexpensive things. $500 multiplied by say 50 units is a LOT of money to be giving out. Yes, your roof will be looked after WHEN it’s ready to be but in the meantime, why not put that $500 into a TFSA or savings account and make some money on it? And if things haven’t changed, once a huge investment like the roof needs to be done, your condo fees will go up. It’s a money grab in my opinion.
When it comes to a condo, I would sell it and move on. Invest in another rental property if that is what you want to do. Understand, this is just my opinion.
