An orchard, a B&B, a ranch and an historic century home
Yes, of course $2-million will let you buy a stunning urban home complete with modern remodel and architectural upgrades, but aren’t you just a little bit curious as to what else $2-million will get you in the Canadian real estate market?
Here’s a snapshot of what a $2-million (or more) price tag will buy you when you start looking outside of the not-so-standard single detached urban homes.
#1. Location: Ucluelet, BC
Address: 1183 Helen Rd.
Type: Detached home + Majestic Ocean B&B and Kayaking

Best selling point: Want the west-coast ocean-front lifestyle? Here’s a custom-built home nestled into the west coast of Vancouver Island.
Potential deal breaker: Be prepared to become a business owner. For the purchase price you get two titles: one zoned residential and one for the B&B and kayaking tour businesses. To get a look at the books you’ll need to pre-qualify as a buyer and sign a non-disclosure agreement. Needless to say, this is not the best property purchase if you’re the type of person who doesn’t like meeting new people.

Best selling point: Want to live in the house that Lord Morris built? It’ll cost you—but what you get is an absolutely stunning Queen Ann turn-of-the-century home. (Beautiful enough to be a feature story on CBC.ca). The best feature is the lovingly restored wood details, the plaster crown mouldings and the intricate hot water radiators…but more than 12,000-sq-ft of living space doesn’t hurt either.
Potential deal breaker: With 12 bedrooms, 7 bathrooms and a 600 amp electrical service (standard, updated homes use 200 amp service) you’re bound to get a few high utility bills. Also, be prepared for a longer closing date, as the kitchen hasn’t been finished. The current owners are offering a $100,000 budget allowance to help the new owners finish the kitchen to their exact specifications.

Potential deal breaker: There have been upgrades—siding was done in 2010 and the metal roof in 2006—most of the decor is dated (keep in mind the home was built in 1976). Laminate flooring exists throughout and the home’s wood stove heats the entire home—you’ll always have that fire-side, charcoal smell, but you also need to make sure you’ve chopped enough firewood for a full winter season.

Best selling point: Only a few minutes from Penticton or Okanagan Falls, this home is already a working winery farm—the land is considered to be top-notch for orchard and grape growing. Of course, the 3,700-sq-ft home complete with wood, electric and a natural gas fireplace, two kitchens and ample entertainment space makes this the ideal place for family and friends to gather after a long day of work.
Potential deal breaker: Did I say work? To keep this orchard farm profitable it will take work, so anyone buying the property better check the books—and their motivation—to determine if this is the right move for them. The house may also require some updating. While it’s been lovingly maintained, it was built in 1991 and a few features are looking a little dated.
