These are the top three neighbourhoods to buy this year in Burnaby and New Westminster:

1. Brentwood Park, Burnaby

Brentwood Park is a neighbourhood in North Burnaby that offers first-time buyers an opportunity to buy a relatively affordable single-family home in a community with exceptional access to retail, easily serviced by transit, and a not-too-long commute to Vancouver’s downtown core. According to realtors who sell real estate in the area, it’s only going to get better, so perhaps it’s not surprising that Brentwood Park is also our No. 1 pick this year for the Greater Vancouver Area. At the core of this community is the former Brentwood Town Centre. Originally built in 1961, this shopping mall finished its first redevelopment phase last summer. Rebranded The Amazing Brentwood (TAB), the complex is now one of the largest urban destinations in North America with more than 250 stores and restaurants along with 11 all-new residential towers, for a total of 6,000 new homes on the 28-acre site. Brentwood SkyTrain Station will play a pivotal role in this retail space redevelopment and in making this community a hub in the area. Residents also have easy access to major post-secondary schools around the Lower Mainland, including Simon Fraser University and The University of British Columbia. 2. Metrotown, Burnaby

Officially designated by the City of Burnaby as a town centre, Metrotown is known as “complete community”—a place where a resident can work, live and play without having to leave their neighbourhood. But most people know Metrotown as Burnaby’s shopping and entertainment destination and, as a result, initial residential development in the area concentrated on condos that attracted younger people and urban professionals. In the last few years, however, developers started to respond to market demand and began to build multi-family units that would house families and downsizers. New development typically causes an appreciation of nearby properties, which is great news for current residents and for buyers who want a single-family home. Prior to the pandemic and market slowdown, homes typically sold within 19 days in Metrotown, Burnaby. Average Single-Family Home Price (2019): $1,703,213

3. Edmonds, Burnaby

While the housing architecture won’t win any awards, Edmonds is a solid family neighbourhood. Even better is that this community is the epitome of Canada: There are about 100 languages spoken in this community and, according to the Vancouver Sun, it gets an 83% score on the diversity index.
