Sitting at the top of the Calgary-Edmonton corridor, Edmonton, the capital city of Alberta, is an access point and business centre for oil sands and diamond mining industries located in the northern part of the province and in the Northwest Territories. It is also an education hub, with the University of Alberta, MacEwan University and the Northern Alberta Institute of Technology (NAIT) all located within its limits.
Edmonton is known as Canada’s “Festival City,” hosting more than 50 grassroots art, music and culinary events each year. It is also famous for the West Edmonton Mall, the largest shopping centre in North America.
Edmonton is located in the centre of the Edmonton Metropolitan Region (EMR), which includes municipalities Beaumont, Fort Saskatchewan, Leduc, St. Albert and Spruce Grove. The city is situated on the North Saskatchewan River, which runs through its centre. The second-largest city in Alberta, and fifth overall in Canada, the City of Edmonton proper is home to 899,447 people. According to the 2016 Statistics Canada census, the population of Greater Edmonton has steadily been on the rise, increasing 13% from 2011 levels.
Known as the “Gateway to the North” and carrying the distinction of being Canada’s northernmost metropolitan area, Edmonton is a city poised for a post-COVID pick-me-up. While the impact of the pandemic on the city’s economic drivers has been severe, local government has long been focused on revitalizing the downtown core; millions of dollars have been spent in recent years on housing development, retail and transit. Established Edmontonians and newcomers alike will benefit from the city’s investment in a vibrant downtown culture, pending widespread COVID-19 vaccination.
Energy is the largest employment sector in Edmonton, which is also called the “Oil Capital of Canada.” Many migrate there to work in or adjacent to the oil patch. The city is also known for its booming tech and research sectors, particularly due to the proximity of U of A and NAIT. It is also an important logistical and distribution point for CN Rail and the flow of goods across Canada. Edmonton has a flourishing tourism industry due to its proximity to the Canadian Rockies. Agriculture, financial services and manufacturing are other strong sectors.
While there are a variety of neighbourhood types and price points throughout Edmonton, those seeking a more urban lifestyle have been benefitting from the city’s pre-pandemic focus and investment into revitalizing its downtown, including a new Light Rail Transit System. Roughly $750 million has been poured into transit and development projects by the city, in addition to private developments. An example is ICE District, a massive housing, sports and entertainment hub centred around Rogers Place, where the Oilers and Edmonton Oil Kings play, which opened in 2016.
Simply put, Edmonton has been hard hit by the COVID-19 pandemic, particularly in its downtown. No hockey games or tourism, combined with the ability to work remotely, mean there is little reason to trek into the city’s core. As with other major Canadian cities, this has impacted the demand for downtown condos and apartments, as buyers look to further-flung locales with larger lots and the ability to better social distance.
The city has struggled with job losses, especially following the collapse of oil prices in spring 2020; unemployment averaged 12% that year, an increase of 4.5% from 2019, which was the highest rate across all Canadian census metropolitan areas (CMAs). In addition to oil, the hardest hit sectors from the pandemic have been food and manufacturing.
Prior to the pandemic, local real estate had seen a stable uptick in activity; overall sales in Greater Edmonton were up 8.3% year over year in February 2020, and there were signs the typically busier spring market was on its way, with activity up 33% from January. However, even pre-pandemic, Edmonton had not seen the same red-hot price appreciation witnessed in some of Canada’s other major markets; the average home price stayed flat, sliding 0.88% to $350,852. This included the single-family home segment, which dipped 0.57% to $426,191, while condo prices fell 4.37% to $212,530, according to the Realtors Association of Edmonton (RAE).
By March 2020, home sales in the city had slipped 2.6%, and it was evident would-be sellers were pulling their homes from the market: New listings fell by 14%, and overall inventory by 12.66% compared to March 2019. This decline in sales deepened by 55% in April and 41% in May, with prices dipping 3.29% and 4.04%, respectively.
As vaccine distribution becomes more prominent and employers adapt, job creation is starting to recover with the unemployment rate falling to 11.4% in Q4 2020 from 12.8%, though improvement is uneven across different sectors. One particularly strong area of improvement is in the residential construction sector, with 3,381 housing starts breaking ground—up 74% year over year.
As well, while activity initially floundered, real estate buyer confidence appeared restored by June, as activity ticked up 13.69% and prices started to reverse course. By March 2021, sales had more than doubled year over year at 110%, and were up 52.8% from February 2021, RAE reports. New listings are also bouncing back, up 51.6% from last March and 55.7% monthly. The average price for Edmonton real estate rose 13.7% annually to $391,219. Demand continues to be strongest for single-family homes, which saw sales rise by 118.2% and prices by 13.3% to $457,936. Buyer interest is also regrouping in the condo segment, with sales up 79.6% from March 2020 and prices rising 5.2% to an average of $229,690.
“While these year-over-year numbers clearly relate to last year’s lockdowns, it’s evident Edmonton is experiencing a robust spring market,” says Lauren Haw, CEO and Broker of Record for Zoocasa. “Combined with record-low interest rates and efforts by the Alberta government to relaunch businesses via a number of benefits and grants, we anticipate the Edmonton market will continue to pick up steam as buyers’ purchasing power recovers, and the city’s downtown neighbourhoods become vibrant once again.”

Nestled in Edmonton’s southwestern corner is Terwillegar South, our top-rated neighbourhood in the city. A relatively new community, it was established in 2003 as part of the overall Terwillegar Heights development. It is the quintessential new-build neighbourhood: the majority of the housing stock is single-detached houses on spacious lots, though condos and townhouses have been built along its arterial roads. It also has quick access to Highway 2, the main provincial corridor between Grand Prairie, Edmonton, and Calgary.
A population of 9,752 people call Terwillegar South home, according to the 2019 Edmonton Municipal Census, an increase of 13.7% from 2016. It’s considered a great area to raise a family—51% of households have children, and the neighbourhood is located near a number of schools including Esther Starkman School, and Monsignor Willian Irwin Catholic School, which are in neighbouring Terwillegar Towne. It also contains two large parks—South Terwillegar Park, which includes a playground and splash pad, and Constable Dan Woodall Park. However, the neighbourhood doesn’t rank high in terms of walkability. It’s serviced by Edmonton Transit but residents are generally car-dependent to reach nearby big-box retail.
What sets Terwillegar South apart is its comparatively lower price point from many other Edmonton neighbourhoods. Homes cost an average price of $339,610 in 2020, making them a great option for first-time buyers. However, like much of Edmonton and Alberta as a whole, home values have struggled to appreciate over the past five years; employment uncertainty and fallout from the oil sector have hit the province hard in recent years. This is reflected in current home prices in the neighbourhood sitting 11.6% lower than levels five years prior. “Terwillegar South offers an accessible entry point to the market, especially for families looking for more space who aren’t necessarily prioritizing an urban, downtown lifestyle,” says Haw.
The community of Falconer Heights is located in the city’s southwest corner. This well-established suburban enclave was built in the late 1980s and early 1990s and offers a combination of housing types at various price points. Falconer Heights has a population of 1,922, according to the 2019 Edmonton Municipal Census, with roughly half of households having children. Much of the housing stock is single-family detached houses, though there are rental, condo and duplex options available. However, while this quiet, insular neighbourhood is a nice option for raising a family, residents are car-dependent to reach most infrastructure and services; the closest schools, Mother Margaret Mary Catholic School and Lillian Osborne High School are located in neighbouring Leger, and most retail and dining options are clustered on the other side of 29 Avenue to the south.
While the neighbourhood is home to two small parks—Henderson Park to the west and Falconer Heights Park to the south—outdoor enthusiasts will enjoy its proximity to both the North Saskatchewan River to the west, and the neighbouring Whitemud Creek Ravine, which is less than a 10-minute drive to the east.
Home prices in Falconer Heights are generally within the mid-range for Edmonton, costing an average of $430,014 in 2020—still well below the national average. Home values have experienced a slight uptick of 1.8% over the past year, likely due to increased buyer interest in detached homes with larger backyards during the pandemic. However, home prices still linger 6.7% below 2015 levels, as buying power was impacted by the Alberta recession. Also located in Edmonton’s southwestern corner, this community was built between 1995 and the early 2000s as part of the overall Terwillegar Heights development.
Terwillegar Towne offers buyers a variety of housing types to choose from, including detached and semi-detached houses and apartment-style dwellings. The area’s blend of urban and natural amenities make it a great place to raise a family, and there are two local schools: Esther Starkman School and Monsignor William Irwin Catholic School. However, local real estate is priced higher than in some of the surrounding communities, with the average price for all home types increasing 1.9% in 2020 to $452,723. And, similarly to neighbourhoods across Edmonton, home values have slid in recent years due to recession factors; prices are currently down 10.2% from where they stood in 2015.
