1. Central Abbotsford, Abbotsford
For the last few years, the population across Abbotsford has grown significantly. Many of these new residents are homeowners—people seeking to get into the property market, but at a more reasonable price than areas like the City of Vancouver, Burnaby and even in Langley have to offer. For the second year in a row, Central Abbotsford took the top spot in this regional ranking—although, the average house price in this community actually dropped by about $10,000 from last year. Once again, the reason this community ranks so well is because of easy access to amenities that urban centres are known for: public transit, good medical care, retail and restaurants, as well as an ability to quickly move throughout the region and to commute to other municipal regions within the Lower Mainland. In fact, there are two main public transit hubs: Bourquin Exchange Bay at Sevenoaks Mall, and Montrose Avenue in Historic Downtown Abbotsford. The exchanges provide access to the University of the Fraser Valley, and the Fraser Valley Express with links to nearby Langley in the west and Chilliwack in the east. There’s also a connector to the West Coast Express train in Mission. Matsqui is a rural agricultural community located at the northern end of Abbotsford. The community’s border follows the bank of the Fraser River and, in many areas, there are still large parcels of farmland that lend the community a feeling of wide-open space. Mixed in among the farmhouses are spacious lots, sprawling country estates, hobby farms, horse properties and, of course, single-family homes. For residents of this historic area, living in farm country has its advantages. Life appears a bit slower and more relaxed in this community, and at virtually every turn there’s an opportunity to buy local, fresh produce, such as corn, green and red cabbage, pumpkins, squash and other vegetables. It’s a community that prides itself on its farm-to-table traditions, which includes roots in cattle farming.Because roughly 95% of the land in Matsqui is zoned agricultural, there are only a few subdivisions where buyers can find conventional residential housing. While this makes for a less populated community, it’s attractive to some families who consider this to be ideal in creating a safe community. 3. Poplar, Abbotsford
Just south of Matsqui and north of Highway 1 (which runs through the centre of Abbotsford) is the community of Poplar. This community offers residents the advantages of living in a big city, but with the serenity that’s associated with living in the country. For that reason, buyers can expect to find a mix of farmland, with quiet country roads, as well as residential subdivisions interspersed among light industrial and larger agricultural properties. Another big draw is the neighbourhood’s proximity to the Abbotsford International Airport. This is the airport most (if not all) oil-field workers fly out of when going back and forth to Northern B.C. and Northern Alberta for work. That means any professional or family tied to the resource sector benefits from being very close to this regional airport. Residents of Poplar’s west end enjoy spectacular views of large tracts of farmland, with Mount Baker and other distant mountain silhouettes in the backdrop. Those in the community expect that the eastern part of this community will experience the most redevelopment over the next decade or so. City planners have outlined ambitious plans for rezoning this area with a vision that includes residential growth, more amenities, new recreational and cultural venues, along with plenty of new commercial opportunities.
