What are the best Calgary neighbourhoods? This is the question buyers ask every year and with good reason. Where you live and play—and how far you have to travel to work—has a tremendous impact on your overall well-being and quality of life.
To decide, a buyer must first understand how Calgary is divided. Originally, the city was broken up into four quadrants: northwest, northeast, southwest and southeast. Over time, as the city grew, portions of these quadrants were hived off to create new areas, such as “East.” For the most part, however, avenues run east to west while streets run north to south. Addresses will end in the quadrant or area, for instance, 16th Avenue NE.
Now, to help determine the best neighbourhood to buy a home, we consider the average price of homes in the neighbourhood and how much these homes have appreciated in value over time. We also ask local experts, realtors, to weigh in on whether or not a neighbourhood is a good buy, or not. These experts help us factor in the tangibles—such as accessibility to downtown, public transit access and whether or not the community has a good school—as well as the intangible (good hiking trail access, low crime rate, etc.).
This year, the top three neighbourhoods to buy in Calgary are:
Rundle is a residential neighbourhood in the northeast quadrant of Calgary that’s just north of 16th Avenue NE (also known as the Trans-Canada Highway) and just sound of 32nd Avenue NE.
“If a list were based on private schools or access to mountains, Rundle wouldn’t be at the top,” says Robert Vanovermeire, a 20-year veteran in the Calgary property market and the owner of Coldwell Banker Mountain Central brokerage. “But when it comes to affordability, Rundle becomes a very attractive area.”
As Vanovermeire explains, buyers can purchase a single-family home in Rundle for the same price as a condo in downtown Calgary. “Since more than 70% of Calgary buyers still prefer a non-condo type of property,” hes says, it makes sense that Rundle tops this year’s list.
Parin Kelly, a realtor with Urban Realty, adds, “Rundle is a very established area, with large spacious lots and homes with large principal rooms. Homeowners also have the option to convert basements to secondary suites and the area has great Catholic and public schools, is close to transit, plenty of shopping and lots of parks and playgrounds.”
In Rundle, buyers can expect to find bungalows, many of which were built in the late 1970s to late 1980s.
“Bungalows are still very popular,” says Vanovermeire, “and most Calgary single-family home buyers will actually sacrifice a bit of space in order to get a better location that has better access to amenities and a faster commute to downtown.”
The commute from Rundle is, indeed, fast. Without rush-hour traffic, a one-way drive should take 15 to 20 minutes. A ride from the Rundle LRT station to downtown takes no more than 20 minutes.
Kelly believes Rundle is a great option for homebuyers with children or for those thinking of growing their family. Plus there’s room for buyers to add value to the homes. “Features like updated masonry, landscaped backyards, and tended gardens add curb appeal.”
Whether Calgary neighbourhoods in the northeast have shed their rough-and-tumble image remains to be seen, but current residents feel the image is outdated. “I have never been shot at, broken into, stolen from or threatened with physical violence,” posts Rundle-resident and Reddit user YYCMike.
Another Rundle resident and Reddit user, hornblower_83 writes, “I don’t have to fight for parking space on my street. I have large yards, both front and back, as well as a two-car detached garage. My house has more than two feet between it and the neighbour’s house and there are lots of dog parks around with good access to major roads, such as Stoney Trail [Highway 202] and Highway 1.”
Affordability of this neighbourhood certainly seems to be a big draw, with Reddit user and Rundle resident ccajj84 stating, “The extra cash we saved on a house helps us go on nice vacations and afford to put our kids in extracurricular stuff without stressing about finances.”
Kelly sums it up by saying, “although the area mainly offers older homes, what is offered is great value in terms of lot size and home space.”
Prior to the pandemic and market slowdown, homes typically sold within 41 days in Rundle, NE, Calgary.
Average Single-Family Home Price (2019): $283,561
About 10 kilometres south is this year’s No. 2 neighbourhood. Much like the Rundle community, Erin Woods is a great neighbourhood for first-time buyers or those who want a more affordable single-family home.
But it’s not just about the purchase price. “Schools and access to public transit are also the big reasons why buyers are really interested in neighbourhoods like Erin Woods, Rundle or Castleridge,” says Vanovermeire. “In fact, the three big criteria when people shop for homes in Calgary are, in order: price, schools and public transit.”
If buyers prefer a two-storey home, start looking in Erin Woods first. Since the homes in this neighbourhood were built in the mid-1980s to mid-1990s, most are two-storey family homes with decent-sized yards. The neighbourhood is situated to offer views of the Rocky Mountains.

Average Single-Family Home Price (2019): $304,203
The third Calgary neighbourhood on our list this year is also in the northeast, but a bit further north than Rundle. For most long-term area residents, Castleridge is a “pocket of good,” in the northeast. An advantage of this neighbourhood is the diversity of people and food that can be found.
“It’s a mosaic of multicultural communities. There are people from all over the world living in this NE neighbourhood,” writes Zamil Nadeen in a Quora forum post. As an immigrant who settled in Castleridge more than a decade ago, Nadeen loves his community. “The people are hard-working and the community has a very peaceful atmosphere. If you have a family, it’s a great place to raise kids.”
Castleridge also offers fairly quick access to downtown Calgary—the Saddletowne LRT station is only a five-minute drive away, plus it’s in close proximity to the Genesis Centre, a relatively new and very large recreational facility that offers broad social and recreational activities for surrounding communities.
Prior to the pandemic and market slowdown, homes typically sold within 29 days in Castleridge, Calgary.
