Here are the top three neighbourhoods in Richmond, Ladner and Tsawwassen:
South Arm is located in the southeastern part of Richmond and residents know how much this neighbourhood has to offer. To start, it’s an excellent spot when it comes to shopping and retail—to the west is the Broadmoor Shopping Center and to the north is Richmond Centre with its massive selection of trendy fashion retailers, department stores, professional services, and dining options.
This neighbourhood is also great for commuters. It’s close to Highway 99, TransLink operates all over Richmond, and there’s a nearby SkyTrain station that provides rapid transit to downtown Vancouver.
Keep in mind, the City of Richmond is in the early stages of a very large, long-term improvement plan that includes South Arm. The ultimate goal is to make each neighbourhood a complete community—a place where residents can live, work and play together. The closer South Arm gets to this goal, the more desirable this community will become and, in turn, the demand for housing will increase. For this reason, many property investors are keeping their eyes on this neighbourhood, as are homeowners who want an excellent family-friendly environment paired with all the amenities of big city living.
Buyers will find a variety of housing options from apartment complexes to townhouses to single-family homes, as well as detached houses of all sizes. And the style of homes in the area is as diverse as the residents who live here.
Prior to the pandemic and market slowdown, homes typically sold within 33 days in South Arm, Richmond.
Average Single-Family Home Price (2019): $1,740,500
Boyd Park is a small community but its residents are definitely house-proud. More than 90% of homes are owner-occupied, which is far above the regional average of 65%. Most residents are part of a family unit, with 65% reporting children under the age of 18 living at home.
Developed between the 1970s and 1980s, Boyd Park is one of Richmond’s oldest communities. As such, the homes here are a big draw because older properties tend to sit on larger-than-average-sized lots. While this allows for expansion and redevelopment, it also gives individual homeowners a bit of space and privacy, even in the midst of a bustling city.
Residents of this community are also well-serviced by nearby amenities. The Seafair Shopping Centre gives the community a local grocery store, pharmacy, and fast-food dining options. For more selection, residents can go to either the Aberdeen Centre or Landsdowne Centre, two of Richmond’s most frequented malls.
Commuters like this neighbourhood because of the easy access to the Richmond-Brighouse transit station, only eight kilometres away from Boyd Park, giving quick access to central Vancouver.
Prior to the pandemic and market slowdown, homes typically sold within 34 days in Boyd Park, Richmond.
Average Single-Family Home Price (2019): $1,811,927

Adjacent to Richmond’s downtown centre is the neighbourhood of Brighouse South and, as a result, the residents of this community have the benefit of urban-core services, but in a residential community.
Because of this proximity to downtown Richmond, the neighbourhood is popular with young professionals and post-secondary students who want to be close to downtown (but not pay the higher cost of property or rent). Plus, the community is serviced by two SkyTrain stations to the north (in neighbouring Brighouse). As can be expected, a larger percentage of residents in this community (29%) are tenants.
With all the amenities of a city, the appeal of island life, and its close proximity to downtown Vancouver, Brighouse South has much to offer its residents.
Prior to the pandemic and market slowdown, homes typically sold within 32 days in Brighouse South, Richmond.
Average Single-Family Home Price (2019): $2,000,000
