Here are the top three neighbourhoods in Surrey and North Delta:
Surrey continues to battle its negative image and Whalley seems to be the poster-child of that poor image. But politicians, neighbourhood advocates, local businesses and local residents are working really, really hard to not only change those opinions, but also to change the dynamic of the community itself. For instance, developer Charan Sethi has spent two decades building up Whalley and recently won Surrey’s Business Person of the Year. Then there’s Mike Nielson, owner and operator of Sprite Computer and a long-time Surrey resident. Nielson spent the last 13 years working with local businesses to create a safer, more economically robust community.
And there are some definite positives to this community. For example, Whalley has a very robust public transport system. Not only does it have a dedicated Metro Vancouver rapid transit SkyTrain line, but it also has the Expo SkyTrain line that connects this neighbourhood with the rest of Surrey.
Then there’s the density. Whalley is the second-most populated neighbourhood in Surrey. It’s a diverse community that is also a hub for businesses. It’s also why, in 2016, this community was officially designated Surrey’s City Centre.
Buyers will be happy at the selection of homes available, many of which are priced under the average house price for the Greater Vancouver Metro Area. There are cheaper, post-war bungalows, older farmhouses, family side and back-splits as well as standard, suburban newer builds.

This is a perfect neighbourhood for commuters, with Nordel Way SkyTrain station and several bus routes that connect the community to other Surrey neighbourhoods as well as to downtown Vancouver.
It is also one of the fastest-growing centres in Surrey and will certainly benefit when the future LRT system, with plans to connect Surrey with Langley, opens.
Houses for sale in Bear Creek experienced a steady growth rate in the past several years making it a great neighbourhood for ongoing, stable appreciation.

Adjacent to the White Rock area, but on the eastern side of King George Boulevard (one of the major arteries connecting the Lower Mainland to the U.S. border), is the community of Hazelmere.
Golfers will already be familiar with this neighbourhood, given the popularity of the golf course that bears the same name. Community residents are proud of not only that local golf course and clubhouse, but also of their less-than-urban lifestyle. There are still plenty of farms and acreages in this South Surrey community, as well as a larger population of seniors than many other neighbourhoods in the Surrey region. Despite the larger lots, residents enjoy their seaside access (through White Rock), as well as relatively easy crossing to the United States through the Peace Arch and Pacific Highway border crossings.
Buyers will still be able to find old farmhouses with roof dormers and covered porches; there are also suburban family homes, as well as massive custom-builds and acreages.
