The Greater Toronto Area boasts more than 500 neighbourhoods where homeowners can find, purchase and sell a single-family home.
“Area residents are fiercely loyal to their community,” says Steve Liu, a Zolo Realty broker, drawing a comparison to the devotion characters in the Harry Potter novels have for their houses at the Hogwarts school of wizardry. “With the same amount of allegiance, community residents defend their Potter-like house zealously, often highlighting the many advantages their neighbourhood holds. Much like the students in the Potter novels, who compete for the House Cup, Greater Toronto residents are … looking to earn the title of the best neighbourhood.”
This year, that prestigious title of Best Greater Toronto Area (GTA) Neighbourhood goes to Pringle Creek in Whitby. Of course, celebrations among residents may be understandably muted, given recent global events.
Continued vigilance around the COVID-19 outbreak has left GTA real estate professionals potentially facing the worst spring selling season on record, despite a 38% year-over-year increase in freehold homes sold (that is, properties that are not part of a strata corporation or a co-operative) in March, before physical distancing measures were introduced.
Starting April 4, realtors in the GTA could not host (or attend) an open house, in-person viewings were restricted to those that were absolutely essential and all participants had to follow COVID-19 protocols, including keeping six feet apart and not touching door handles or other surfaces. While necessary to stop the spread of the coronavirus, these restrictions along with rampant, temporary unemployment prompted a temporary collapse in the GTA housing market.
According to the Toronto Regional Real Estate Board (TRREB), GTA home sales were down 69% year-over-year in the first 17 days of April 2020, while new listings were down almost 64%. The hardest hit property types were detached single-family homes, particularly those priced above $1-million, and condo-apartments. Despite a drop in sales activity, prices remained relatively stable with the average selling price for all property types close to $820,000—a 1.5% reduction in year-over-year sale price, due, in part, to significantly reduced supply.
As Michael Collings, president of TRREB explained in a mid-April statement: “Selling prices have also followed listing prices, with average listing prices down by a similar amount. [Still,] average selling prices have not been noticeably lower than listing prices compared to last year.”
Collins is confident that once the recovery begins, sales activity will accelerate quickly, as buyers with pent-up demand will seek out housing in a market that is still, currently, on pause.
History supports his view, given that the housing market eventually recovered and continued to appreciate after absorbing the impact of major economic and health crises, such as the SARS and MERS pandemics or the 2008-2009 global recession. Buyers able to keep employment or secure jobs once the pandemic’s shut-downs are lifted will likely be more than ready to jump back into the nation’s largest housing market.
This expectation makes sense when you look at Greater Toronto’s economic fundamentals. The GTA is the largest contributor to the Canadian economy, adding roughly 20% to the nation’s GDP. This level of contribution isn’t an anomaly. Since 2009, the GTA has had a GDP growth rate of 2.4% annually outpacing the national average which hovers around 1.5%, according to StatsCan.
To put that into real terms, Maclean’s reported that the census metropolitan area of Toronto pumped out $330 billion in 2013 (the last year StatsCan conducted this exercise). This is the equivalent to the GDP of the entire province of Alberta (which sat at $331 billion in 2013) and just short of the country’s second-largest province, Quebec (whose GDP was $337 billion in 2013).
So, despite the economic fears and uncertainty brought by the COVID-19 outbreak, the city will rebound. Eventually, this recovery will translate into home buyers who want to get into the nation’s largest housing market.

Here are the top three communities to buy in the Greater Toronto Area:
This year, the top spot goes to a long-sought-after Whitby community located between Taunton Road, to the north, and Dundas Street West, to the south, and between Brock Street North, to the west, and Anderson Street, to the east.
Residents of Pringle Creek won’t be surprised. This community is well-established with great access to commercial stores and restaurants, but with enough of a buffer to provide a tranquil spot for residents to enjoy green space within their own neighbourhood. Better still, the community is about five to 10 minutes away from downtown Whitby, giving it a generous boost of civic pride whenever the city hosts local events.
Buyers will find a great mix of new and resale homes, most of which were built between 1981 and 2000. Houses in this area range in style from modern or contemporary to solid two-storey suburban family homes to sprawling ranchers. Approximately 11% to 15% of Pringle Creek’s residents are tenants, according to Statistics Canada data—a decent share for any buyer looking to purchase a home with a mortgage-payment helping rental suite.
While this neighbourhood certainly holds value—average single-family home prices are just over 70% cheaper than average home prices for the GTA—it’s the long-term momentum of this community that helps solidify it as a solid, stable real estate market. In one year, home prices grew by more than 53%; in five years homes appreciated by 126%, and the 10-year appreciation rate is a staggering 213%. Combine the value and momentum of the Pringle Creek community with its proximity to downtown Whitby, excellent retail options, and good schools and parks, and veteran realtors will attest that this sought-after community will continue to see demand from families and retirees looking for a well-established, good-value place to buy a home.

Average Single-Family Home Price (2019): $904,076
Residents of New Tecumseth are no strangers to buyers looking for good value and the potential for future appreciation.
Last year, Alliston, a neighbourhood 20 minutes north of Tottenham, took the 10th spot in the GTA list (after climbing up from No. 16 in 2018). This year, Tottenham claims second place partly because of the value this community offers—average home prices are 25% cheaper than those in the City of Toronto—but primarily because of how much this community has grown in value. Year-over-year (from 2018 to 2019) housing prices appreciated 44%; in five years average home prices have increased 200%, and it looks as if there’s still room for prices to grow.
Developers are quickly building larger family-sized homes in the Tottenham area in an effort to lure buyers who want homes they can grow into. As of March 2020, one new development was finished with homes up for sale in the market, seven developments were in the pre-construction phase and another six housing developments were already in construction.
Prior to the pandemic and market slowdown, homes typically sold within 18 days in Tottenham.
Average Single-Family Home Price (2019): $886,200
On the west side of the City of Toronto, just north of Long Branch is the neighbourhood of Alderwood. The name comes from a First Nations word meaning, “a meeting place where the alder trees grow.” Most of those trees are now gone, but in their place is a bustling inner-suburban community with easy access to public transit, major highways and Toronto’s downtown hub.
Given its proximity to Toronto’s financial district, the Alderwood area is going through a lot of redevelopment. This means buyers can find everything from original post-war bungalows to modern two-storey homes, to larger family homes and, possibly, McMansion type houses.
The development isn’t limited to residential housing. The local mall is Sherway Gardens, a 40-year-old regional commercial hub that serves as a focal point for retail space in the area. In order to remain competitive, owners of the mall decided to invest $350 million in a renovation and expansion of the mall. This investment is certain to help increase property values for the neighbourhoods nearby, which benefit from added jobs, closer proximity to amenities and a greater sense of community among residents and desirability from would-be home buyers.
Buyers looking for a little help with paying the mortgage will be happy to learn that 21% of the residents in this community rent—more than enough to keep rental rates competitive, but also give you the chance to vet and select the right tenants.
